Florida Homes Realty values its tenants and enjoys working closely with them to ensure that all of their maintenance needs are handled promptly. We believe that communication is of the upmost importance, so being readily available to our property owners and their tenants is our top priority.

Since each property is unique and property owners have differing requirements, so we believe in customizing our property management agreements to met our client's specific needs. The available property management services that Florida Homes Realty Property Management can provide include, but are not limited to the following:

  • Inspect and take pictures of each property placed under our management.
  • Determine the price at which the property should be rented.
  • Recommend to the property owner any necessary adjustments to the rental price, both initially and upon lease renewal or rental to a new tenant, based upon the market conditions at that time.
  • Use our best efforts to lease each property as quickly as possible to an acceptable tenant on terms and conditions acceptable to the property owner.
  • Market the property for lease and handle all calls about the property to set up showings.
  • Show property, personally meeting each prospective tenant and walking them through the property to answer all of their questions. Feedback from all showings will be provided to the property owner.
  • Obtain credit reports, verification of employment/income and check rental references for all prospective tenants.
  • Prepare leases for the tenants and property owners to sign.
  • Collect tenant's security deposits and rent at time of lease signing.
  • Perform property inspection with the tenant when they move in and take pictures to document the condition of property.
  • Generally endeavor to expedite the entire leasing process in order to minimize the vacancy period and negative cash flow.
  • Collect the monthly rental payments and forward to or deposit for property offers as requested.
  • Respond to and coordinate all tenant maintenance requests.
  • Recommend and assist with eviction proceedings if ever required.
  • Respond to any emergency situations if any ever arise.
  • Conduct move-out inspections of the property when the tenant moves out and determine damage, if any, beyond normal wear and tear.
  • Determine if the property requires any refurbishing (painting, new carpet, etc.) and provide property owner with cost estimates.
  • Prepare all accounting and paperwork necessary for the disbursement of the tenant's security deposit.
